Dune at Hauraki Corner is a luxury development by The Urban Refinery, three coastal homes minutes from Takapuna Beach. We took it from renders on a page to a brand buyers can feel, blending the build, the architecture, and the beachside lifestyle into one story.

Dune is a bespoke development by The Urban Refinery at Hauraki Corner on Auckland's North Shore, completing mid 2026. Inspired by the sandstone cliffs of the eastern shoreline, three sawtooth gable homes sit minutes from Takapuna Beach, built in clay brick and timber with top floor living framing sea views. Luxury homes, in a location where heritage and coastal lifestyle meet.
Built on the Coast, Sold on the Feeling.
Dune was being built right by Takapuna Beach, and the only content that existed was renders. Renders show a building. They can't carry the light, the coastline, or the lifestyle that justifies a luxury price tag. We created the feeling of Dune before the homes were finished, so buyers were emotionally invested long before the first open home.

Problem
Luxury homes with nothing to show but renders.
The Urban Refinery had a premium development underway and no real content behind it. Renders alone position a property as a plan, and buyers at this level purchase a lifestyle, the morning swim, the walk to the cafe, the sea view from the top floor. With completion approaching, Dune needed presence in the luxury space well before the homes could speak for themselves.


Solution
Blend the build, the luxury, and the beach into one story.
We built Dune's content world from the ground up. Content creation captured the build in progress, the craft and materials going in, and wove it together with Takapuna's beach and lifestyle so the development felt anchored in its location. Strategy guided exactly what to make and when, positioning Dune firmly in the luxury space and pacing the story toward completion and release.

Result
A luxury brand, built before the homes were.
Dune now has an identity beyond the renders. The development reads as luxury, feels local, and has an audience following the build as it takes shape. Buyers connect with the lifestyle first, and every piece of content compounds toward release day, when the homes hit the market already wanted.
